Details:
All cottages and guest
bedrooms to be sold turnkey. Sellers
to keep some family antiques located downstairs in the inn. All
buildings are in excellent condition (having been built or renovated in the last
few years). Buyers need only to move
in.
Montmorenci is not an
incorporated town so only county taxes are paid and are around $4000.00 per
year. Insurance is $6000 per year and includes a 1 million dollar
liability coverage. Average utilities run $1000 per month which includes
water, gas, electricity, cable TV and internet. Telephones run
approximately $400 per month, which includes our yellow page ad. We

Current room rates are $90
to $125 per night in the inn. Cottages rent for $125 per night, $600
per week and up to $1500 per month. Occupancy rate runs between 50-55%.
